How are FHA loan limits determined?
Every year, the Federal Housing Finance Agency (FHFA) releases conforming loan limits based on how much median home prices have risen or fallen in the prior year. The U.S. Department of Housing and Urban Development (HUD) adjusts the FHA loan limits based on a percentage of the conforming loan limits for counties across the entire country.
Based on the 2023 conforming loan limit of $726,200, the FHA takes 65% of the 2023 conforming loan limit to set the “floor,” which is $472,030 for a one-unit home. For high-cost parts of the country, the FHA sets a maximum loan limit, or “ceiling,” at 150% of the conforming loan limit. Although the 2023 one-unit home FHA loan limit for the ceiling is $1,089,300, there are no counties in the state of Kentucky that are considered high-cost areas.
How to qualify for an FHA loan in Kentucky
Kentucky homebuyers may find that qualifying for an FHA loan is easier than trying to get a conventional mortgage, especially given the lower credit score requirements. You’re also not likely to go over the FHA loan limit with median home prices capping out at $356,000 for the most expensive Kentucky counties.
To qualify, you’ll need to meet the FHA loan requirements:
Down payment and credit scores. If your credit score is at least 580, only a 3.5% down payment is usually needed. If your credit score is between 500 and 579, you may still be eligible for an FHA loan if you can come up with a 10% down payment.
Debt-to-income (DTI) ratio. Lenders divide your total debt by your income to calculate your debt-to-income (DTI) ratio and prefer a maximum of 43%. Exceptions are possible with higher credit scores and cash reserves.
Mortgage insurance. FHA home loans require you to pay two forms of mortgage insurance premiums: an upfront mortgage insurance premium (UFMIP) equal to 1.75% of the loan amount, and an annual mortgage insurance premium (MIP), which ranges from 0.45% to 1.05% and is typically paid as part of your monthly payment.
Occupancy. An FHA-financed home must be your primary residence for at least 12 months after purchase.
FHA appraisal. FHA guidelines require an FHA appraisal to confirm the condition and value of your home.
Buying a multifamily property with an FHA loan
FHA loans can also be used to purchase a multifamily home of up to four units. You’ll need to live in one of the units for at least a year to qualify, but you may be able to use the rental income to help.
